Residences at Eastland
Developer: The NuRock Companies
Architect: Morton M Gruber, AIA, Architect
Fort Worth Texas
- What was once a 30 acre junkyard, is now known as Residences at Eastland, a
family development that is helping to turn around a neighborhood. After a three-year project to receive
low-income housing tax credits, the vision of Residences at Eastland became a
reality.
NuRock Managing Principal Rob Hoskins states that the
development, which is in a Neighborhood Empowerment Zone, is meeting the city’s
goals of creating affordable housing, increasing economic development, and
increasing public safety. The
development also spurred revitalization in the surrounding area and new retail
development.
The Residences at Eastland has a special emphasis on helping
children “Break out” of cycles of negative influences as well as academics
through NuRock’s BreakOut program, which is a supervised after-school and
summer camp program. Children receive a
snack, get help with homework, participate in activities and can play and learn
in the computer lab. “We believe that providing support services for our
residents’ children makes for a better community.” Hoskins says.
Residences at Eastland features 146 two, three, and four
bedroom townhomes and flats. 10 percent
of these units are targeted for families earning 30 percent of the area median
income (AMI), 86 percent of the units at 60 percent of AMI, and the remaining
units at market rate.
Nurock also provides conveniences for their residents such
as their new Resident Access Transaction System (RATS) that allows residents to
pay rent, check statements, schedule service requests as well as other communication
through a specialized secure portal 24/7. “The new RATS system allows us to
better communicate and respond to our resident’s needs” says Hoskins.
